

Transaction Coordinator Services
Welcome, and thank you for your interest in our Transaction Coordinator Services. Below you'll find a list of what you can expect from us, our expectations of you, and our prices.
We will work on the tasks we've agreed upon upfront. It's the only way we can be highly efficient and keep our prices in check. If you require additional tasks done, this is to be added on the front end of the transaction and additional fees may be included and agreed upon by both parties.
When the Transaction is under contract we will:


Handle contract and closing documents, securely
Ensure everything is fully executed with proper dates, initials, signature, broker information is completed and reach out for corrections as necessary and monitor compliance with contract.
Keep everyone informed, introduction email will be sent providing datelines and copy of executed contract to Buyer/Seller.
Submit all required under contract documents to compliance within 48 hours of execution.
Send/request disclosure packages and gather signatures.
Contact Buyer for a copy of the EM check receipt and email receipt to co-op agent and include in a compliance file.
Confirm inspection has been set up in accordance with the offer deadline.
Keeping in contact with Buyer/Seller throughout the transaction.
Order Home Warranty per contract.
Coordinate and monitor status of Buyer's loan with Loan Officer.
Monitor appraisal timeline and completion with lender.
Check-in with the Lender regarding the appraisal and any work orders or appraised value issue.
Ensure represented client is provided a copy of all documents.
Upload all disclosures, documents, and reports into Buyer's agent transaction management service as they are received or fully executed throughout the transaction (If applicable).
Provide access to transaction coordinator's transaction management service 24/7 to all parties to the transaction (If applicable).
Maintain constant contact with all parties involved for status updates as well as outstanding items.
Coordinate and confirm final-walkthrough.
Schedule closing appointment for clients.
Confirm closing date and time has been set up with seller, buyer, and co-op agent in a timely manner.
Conduct a final audit of file 7 days prior to closing to ensure all documents are uploaded and the file is completed.
Upload Final HUD/ CD to online transaction management service for agent compliance.
Buyer's Side Transaction Services:
Listing Agreement and all Broker requirement forms.
Follow up on signatures of all documents.
Upload all forms, amendments, and addenda for compliance.
Follow up on repairs and receipts.
MLS Data Input to Active Option, Pending, and Closed.
Coordinate Closing Gift per agent instructions. (If needed)
Order For sale sign removal if applicable.
Seller's Side Transaction Services:
Upload buyers Rep Agreement and all Broker required forms.
Submit all executed contracts, counterproposals, and amendment extensions (If applicable) to lender.
Acquire EM & Option Fee instructions/remind the buyer to wire as necessary.
Upload all forms, amendments, and addenda for compliance.
Follow up on repairs and receipts.
Provide utility contact information and remind buyer to transfer utilities.
Coordinate Key transfer.
Coordinate Closing Gift per agent instructions. (If needed).
Lease Transaction Services:


Provide TAR application as needed for tenant to complete.
Facilitate signing of ABB form.
Follow up on signature of all documents.
Upload all forms, amendments, and addenda for compliance.
Provide utility contact information and remind tenant to transfer utilities.
Agent Expectations During Transaction:


Review Escrow Instructions and settlement statements.
Review Preliminary Escrow Reports.
Negotiate repairs and/or any changes in Contract
